The Property Search was created to answer a simple question that buyers, owners and their advisers ask all the time: what are the flood and environmental risks at this address, and should I worry? The information exists in dozens of official open datasets — but it is scattered, technical, and hard to interpret. We bring it together and translate it into plain English.
Built by a flood-risk engineer
Our screening product and its methodology were developed by Antony Riozzi BEng (Hons), drawing on more than 17 years in civil and flood-risk engineering — including roles at a Lead Local Flood Authority, a national housebuilder, and multidisciplinary consultancy. That background shapes the whole product: the datasets we chose, how we band and rate them, and the honesty about what open data can and cannot tell you.
It also means we can go further when you need it. Beyond the automated screen, we prepare full Flood Risk Assessments, drainage strategies and SuDS designs for planning — so if a screening flags something, you are already talking to people who can carry out the formal work.
Every dataset we use is official and published under the Open Government Licence or an equivalent open licence — the Environment Agency, British Geological Survey, Natural England, Historic England, UKHSA, HM Land Registry, the Home Office and OpenStreetMap. We add the interpretation; the data is public record.
Honest by design
A screening is deliberately positioned as a first look, not a professional opinion. We are explicit throughout each report about its limitations, and about the point at which you should commission a site-specific assessment or a regulated search. We would rather tell you plainly that a source cannot be scored from open data than invent a number. That honesty is the product.
