Groundwater flooding occurs when the natural water table rises until it reaches the ground surface, often after prolonged wet weather. It is most common in low-lying ground and over permeable rock such as chalk and limestone, where water can build up and emerge in basements, cellars and low thresholds — sometimes weeks after the rain that caused it.

About this data

Unlike rivers, sea and surface water, there is no free national groundwater-flooding likelihood map. Definitive susceptibility data is a licensed product from the British Geological Survey and commercial providers. We therefore flag groundwater rather than assigning it a score we cannot stand behind.

How we handle it in a screening

We are transparent about the limits of open data here. Where the local bedrock is low-permeability mudstone, for example, significant groundwater flooding is not typically expected — but that cannot be confirmed from open data alone. We say exactly that, and point you to the definitive source (BGS/commercial groundwater data) if you need certainty, for instance before building a basement.

Source Protection Zones

Alongside groundwater flooding we check Source Protection Zones (SPZs) — areas around a public drinking-water abstraction where the Environment Agency tightly controls activities that could cause pollution. Being in an SPZ does not affect flood risk, but it can affect what you may do with soakaways, ground-source heat pumps, fuel storage and other potential pollution sources, so it is useful to know early.

What it means for you

If a property has a cellar or basement, sits in low ground, or you are planning below-ground works, treat groundwater as an open question a screening cannot fully close. A ground investigation or a commercial groundwater report is the right next step. For most homes on low-permeability ground, groundwater is a low concern — but honesty about what the data can and cannot show is the whole point of a good screen.
