Environmental and heritage designations protect England’s most important wildlife sites and historic buildings. They rarely stop a purchase, but they can materially affect what you may build, alter or remove — so they are worth understanding before you make plans for a property.

About this data

Sites of Special Scientific Interest (SSSIs) are legally protected wildlife or geological sites, mapped by Natural England. Each carries a surrounding Impact Risk Zone (IRZ) that triggers consultation on certain nearby development. Listed buildings (Historic England) are legally protected structures.

SSSI Impact Risk Zones

A property can sit within an SSSI Impact Risk Zone without being anywhere near the SSSI itself, and without being designated in any way. The IRZ is simply a planning-consultation trigger: for certain categories of development at that location, Natural England must be consulted. We report whether your address falls in an IRZ, name the nearest designated sites and their distances, and make clear that an IRZ does not restrict ordinary use of a home — it is context for anyone planning development.

Listed buildings and heritage setting

We report the nearest listed structures, their grade and distance. If the property itself is listed, that has real implications — consent is needed for many alterations. Even where a home is not listed, being close to listed buildings or a conservation area can affect the “setting” the planning authority will consider when you apply to extend or alter. We also check for national nature designations (SAC, SPA and Ramsar sites) nearby.

What it means for you

For everyday living, these designations usually make no practical difference. They matter when you want to change something — extend, demolish, fell protected trees, or develop a plot. If you have plans, read this section alongside planning designations, and speak to the local planning authority early. If the property is listed or in an IRZ and you intend to develop, budget for the extra consultation and possibly an ecological or heritage statement.
