Not a Flood Risk Assessment or conveyancing search
A Property Search Screening (“the report”) is an automated compilation of publicly available open data, generated without individual human review. It is not a Flood Risk Assessment (FRA) for planning, not a drainage strategy, and not a regulated conveyancing flood search. It must not be submitted to a local planning authority, lender, insurer or any other party as any of those products, and must not be relied upon in place of professional advice.
Area-based and point-in-time
The report draws on national, area-based datasets that describe risk across an area rather than confirming the risk to an individual property. The Environment Agency states that area-based flood mapping is not, on its own, sufficient to confirm whether a specific property will flood. Data is accurate only as at the date the report is generated, and the underlying datasets are updated by their publishers from time to time.
No warranty and limitation of liability
While we compile the report in good faith from reputable official sources, we give no warranty as to the accuracy, completeness or fitness for any particular purpose of the data or the report. To the fullest extent permitted by law, Charnwood Property Trading Ltd and its officers accept no liability for any loss or damage arising from reliance on the report. Nothing in this disclaimer excludes liability that cannot lawfully be excluded.
When to seek professional advice
Where a decision depends materially on flood risk, ground conditions or environmental constraints — for example a purchase, a mortgage, an insurance decision, or a development proposal — you should commission a site-specific assessment or a regulated search.
