Two otherwise identical homes can offer very different daily lives depending on what is within easy reach. A screening measures the distance from a property to the nearest everyday services, giving you a quick, comparable read on convenience and connectivity.
Distances are derived from OpenStreetMap, a community-maintained map of the world published under the Open Database Licence. They are straight-line (“as the crow flies”) distances, so real walking or driving routes will be a little longer.
What we measure
We report the nearest, by category, with a name where available — typically the closest railway station, GP surgery, hospital, pharmacy, primary school, supermarket and public green space. It is a snapshot of the local geography that estate-agent particulars often gloss over.
How to read the distances
Because these are straight-line distances, a station shown at 2.4 km might be a 3 km walk or a short drive in practice; rivers, railways and main roads can lengthen the real route. Use the figures to compare properties on a like-for-like basis rather than as exact travel times, and check actual routes and timetables for anywhere that matters to you.
What it means for you
Amenity distances help you weigh trade-offs — a quieter location further from a station, versus a busier one with everything on the doorstep. For families, proximity to a specific school matters (though catchment, not distance, determines places). For commuters, the station distance is often decisive.
