This website and the Property Search Screening service are provided by Charnwood Property Trading Ltd (Company No. 12219010), trading as The Property Search. By using this website or ordering a report, you agree to these terms.

The service

A Property Search Screening is an automated compilation of publicly available open data for a single address, delivered as a PDF report. As set out in our disclaimer, it is not a Flood Risk Assessment, a drainage strategy, or a regulated conveyancing flood search, and must not be relied upon as professional advice or submitted as any of those products.

Orders and payment

The price of a screening is £20 per property unless otherwise agreed in writing. Reports are generated from data available at the time of the order. Because reports are bespoke digital products delivered promptly, once a report has been generated and supplied it is generally non-refundable, save where the report is faulty or your statutory rights apply.

Acceptable use

You may use a report you have purchased for your own purposes in connection with the relevant property. You must not resell, systematically redistribute, or present the report as your own work or as a regulated product. The website, its design and content are protected by intellectual property rights and may not be copied without permission.

Liability

To the fullest extent permitted by law, our liability arising from the website or a report is limited as set out in our disclaimer. Nothing in these terms excludes liability that cannot lawfully be excluded, including for death or personal injury caused by negligence, or for fraud.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction. If any provision is found unenforceable, the remaining provisions continue in effect.
