Understanding local values is part of understanding a property. HM Land Registry publishes the sale price of almost every home in England and Wales, which makes recent nearby sales a factual public record — not a marketing estimate. A screening turns that record into useful context.
HM Land Registry Price Paid Data records actual completed sale prices, and the UK House Price Index (HPI) tracks how values change by area and property type. Both are published under the Open Government Licence. Some new-builds at first sale and certain confidential transactions are excluded.
How the indicative value is built
Where the property has a recorded previous sale, we take that actual sale price and index it forward using the Land Registry House Price Index for the relevant local authority and property type, up to the latest published month. So a home last sold a few years ago is uplifted (or reduced) in line with how that specific local market has moved since. This is an indexed estimate, not a valuation: it assumes the property changed in line with the local average and ignores improvements, extensions, condition and individual features.
Recent sales nearby
We also list recent completed sales in the same postcode — last-sold prices across property types — so you can see the range of local values for yourself. These are the same comparables an estate agent or surveyor would start from, presented transparently.
What it means for you
Use the value context to sanity-check an asking price and to understand the local market before you offer. If the indicative figure and the asking price diverge sharply, that is a prompt to ask why — the home may have been improved (justifying a premium) or there may be an issue to investigate. For a definitive figure, rely on a RICS valuation; for everyday confidence, sold-price context is hard to beat.
