Can we share the report with buyers?

Yes, presented as what it is: an automated open-data screen rather than a survey or a search.

Does it meet material information requirements on its own?

No single document does. It helps you gather the data for several items, but you remain responsible for the listing and for anything the seller knows that the data doesn’t show.

Is the broadband data specific to the property?

It’s Ofcom’s postcode-level prediction. Individual addresses can differ, so treat it as a guide and confirm with providers where it matters.
