Defences, main rivers & warning areas
The context around a property: whether it is near a main river, sits in a flood warning area, or is served by recorded defences — and whether you can sign up for free alerts.

Beyond the flood likelihood at a property, it helps to understand the flood infrastructure and management around it: the nearest main river, whether the property sits within a flood warning area, and any recorded defences. Together these tell you how the risk is monitored and managed locally.
Main rivers are the larger watercourses the Environment Agency maintains and regulates. Flood Warning Areas are the zones for which it issues live flood alerts and warnings. Formal defences, where they exist, are recorded in the EA’s asset system — although Flood Zones deliberately ignore them.
Main rivers and consenting
We report the nearest statutory main river and its distance. This matters for two practical reasons: riparian ownership (if a watercourse runs through or beside your land, you have legal responsibilities for it), and consenting — the Environment Agency’s land-drainage and flood-risk-activity permits generally apply to works within about 8 metres of a main river. If you plan an extension, wall or landscaping near a main river, that consent regime is something to plan for.
Flood warning areas — free alerts
If your property lies within an Environment Agency flood warning area, you (or a tenant) can register for free flood warnings by phone, text or email. We tell you the name of the warning area and how close its boundary is, so you know whether the service is available. It is one of the simplest and most effective steps any owner in a flood-prone catchment can take.
Defences and storage
We check the EA’s recorded defence assets near the property — which can include engineered walls and embankments as well as features such as “natural high ground” — and whether any flood-storage area is mapped nearby. Remember that because Flood Zones ignore defences, a defended property can appear in a higher zone than its real, defended risk. A site-specific assessment is what properly accounts for defences.
