Buyers check flood maps online before they book a viewing, and their solicitor will run flood and environmental searches after they offer. If there’s something in the data about your home, it’s better to know it first and be ready to explain it.

Why sellers screen early

Fewer late surprises. Sales often wobble when a search result lands weeks after the offer. Knowing what the searches are likely to show lets you and your agent answer questions up front.

Better listings. Agents now have to give buyers material information such as flood risk, mining, utilities and broadband from the start. The report gathers the open data behind those answers.

Context for a flood zone. Flood zones ignore defences and describe the land, not your building. The report also shows the defended long-term risk and any recorded flooding, which can put a flood-zone label in context.

Can I share the report with buyers?

Yes, as long as it’s presented for what it is: an automated open-data screen, not a survey or a search. It doesn’t replace your own answers on the property information form — answer those from what you know about the home.

My home is in a flood zone but has never flooded. What can I do?

This is common. The report shows the defended long-term risk and any recorded flood outlines alongside the flood zone. If the gap matters to a sale, a site-specific assessment can explain the actual risk to your property.

What does the report cover apart from flooding?

Ground and radon, coal mining, contaminated land, planning and environmental designations, sale prices, crime, schools, amenities, broadband and mobile, utilities, air quality and the EPC.
