A screening report gives you one consistent page of flood, ground, energy, tenant-appeal and value data per property, so you spend survey and legal money only on the ones that survive.
What matters for a rental
Insurance and voids. A flood claim means repairs, a rent-free period and a harder renewal. Knowing the surface-water and river picture before you buy lets you price that in.
Energy rules. Most private lets in England currently need an EPC of at least E, and the government has set out plans to raise the minimum. The report shows the current and potential rating from the register, so you can budget for upgrades before you buy. Check the current rules for your letting.
Tenant demand. Tenants look at the same things you would: transport, schools, broadband, local crime. The report puts those side by side.

Yes. You find the property on the map and draw around the plot, so you don’t need access or the seller’s co-operation.
Does it cover HMO licensing or Article 4 directions?

Does it work for commercial or mixed-use buildings?
